Required number of commitment and endorsement copies hand delivered, delivered via Federal Express, mailed, faxed and/or e-mailed to you, the Seller’s Attorney and Lender at your request. Same day response to endorsement requests.
NOTICE OF SETTLEMENTS
Prepared and included in your commitment package ready for filing or filed by Title Lines at your request.
AFFIRMATIVE INSURANCE COVERAGE
Standard in all loan transaction commitments and policies.
If requested, we will order surveys as an accommodation to you and provide the appropriate waivers for your follow-up. Faxed survey prints are accepted for endorsements or surveys may be personally endorsed in your office.
STANDARD AND REFINANCE RATES
As of March 1, 2009 Standard Rates have replaced Basic and Reissue Rates, and apply to all purchase transactions. Refinance Rates are applicable on all refinance mortgage transactions.
Settlement & Clerical Services
MORTGAGE CLOSING AGENT
After you have decided on a Lender, send us a copy of the Loan Commitment. Title Lines will make the necessary contacts and obtain the necessary information or documentation in order to ready the matter for closing (order payoffs, work with lenders on pre-closing issues, coordinate dates for closing, prepare Settlement Statement, Affidavits, etc.). Title Lines will then conduct the closing, prepare and issue checks for disbursement, distribute post-closing packages and follow-up with post-closing issues.
SETTLEMENT AGENT - PURCHASES
After you have completed the Attorney Review, send us a copy of the contract and any amendments along with contact names, addresses, telephone and fax number of all parties involved in the transaction. Title Lines will proceed as above.
We would assist you with purchase transactions and refinance transactions in a clerical capacity only (see Settlement Agent above). We would not conduct the closing nor disburse funds.
MORTGAGE CANCELLATIONS AND DISCHARGES
We would assist you on a post-closing basis with obtaining and recording the necessary documentation to cancel or discharge mortgages.
